| Description: | The Section 8 Property Manager is responsible for ensuring compliance with all state, federal, and/or local laws relating to Fair Housing and HUD regulations for an 84 unit complex. This position is responsible for reporting and recordkeeping in accordance with HUD regulations to include; instituting rent increases per rent schedules, overseeing and auditing transmissions of vouchers for subsidy, maintaining all resident files per HUD guidelines, and overseeing HUD REAC inspections. Other responsibilities include; minimizing vacancies, following and enforcing company policies for procuring goods and services, ensuring timely rent collections, rent postings, bank deposits, and other financial reporting, maintaining building systems in coordination with the Maintenance Supervisor, ensuring onsite personnel comply with employee policies and procedures, managing late notices, legal filings, and evictions, resolving resident complaints, ensuring property rules are complied with, and promoting the property in the highest, most profitable manner possible. This position does require on call responsibilities. |
| Required: | Applicant must possess 2-5 years apartment/multi-family housing management experience. Applicant must have excellent communication skills both verbal and written. Minimum of 2 years experience managing a multi-family Section 8 property. Applicant must successfully pass a criminal background check and driving background check. Experience with Yardi, Microsoft Word, Microsoft Excel, TRACS, EIV, and other HUD secure systems is desirable. Applicant must be highly motivated, organized, and have excellent time management skills. |

| Description: | The Forman Trainee is a mid-level position with the specific goal of becoming Foreman with our company-provided and on-the-job training program. The Foreman is a team leader and coordinator for a small group of 3-5 maintenance technicians. This position will coordinate daily maintenance needs and preventive maintenance schedules for all apartment building systems under the direction and collaboration of the Property Manager. The successful candidate will possess working knowledge of apartment building systems including maintenance and repairs of those systems. Will interact with tenants, property management staff and subcontractors. |
| Required: | Applicant must possess verifiable relevant experience in the building maintenance field. Applicant must have excellent communication skills, and be highly dependable, motivated, organized, and have good time management skills. 40 hours per week, M-F plus On-Call rotation. |
Education & Experience Required |
Minimum one year experience required, technical certifications desired. Applicant must have valid ADL, good driving background and pass a criminal background check. |
