This position will provide accounting and administrative support to the JL Properties Fairbanks Corporate Office. Additionally, the successful applicant will contribute to our success through assessment, reporting, correction, and prevention. Ultimately, this position will ensure our compliance with HUD regulations & laws, IRS regulations and laws, applicable State & Federal laws, as well as company policies & procedures. Employer will provide training and required education. Initial Key Responsibilities: Accounting and Office Process accounts receivable and accounts payable transactions, Maintain electronic and paper tenant files, Develop ticklers for lease events, Research and reporting, Preparation of correspondence, filing, and other general office duties Audit & Compliance: Review tenant files, Assess compliance, Determine corrective & preventive actions, Compile regular reports of findings, Assist senior management with policy and procedure development |
| Required: | Education: High school diploma, College level accounting preferred. Experience: Minimum 1-year accounts receivable and accounts payable transactions (may be substituted with post-secondary education) Experience in real estate environment preferred. This position is responsible for ensuring that all Change of Occupancy Maintenance (COM), Preventive Maintenance and Groundskeeping, and Work Orders are completed to an acceptable liven in a timely manner as dictated by the properties as assigned. Paperwork must be accurately completed on a regular basis. Must communicate thoroughly with employees, co-workers, property managers, and supervisors. Accountable for the efficient completion of assigned projects. Will train, supervise, and evaluate work of assigned employees and work teams. Must ensure that all entrusted employees comply with JL Properties policies and procedures. Administrative duties include: ensure accounts payables and accounts receivables are completed correctly and within dictated time constraints, assist and delegate warehouse operations within budget, and maintain personnel documentation. |
| Required: | Previous maintenance experience required. 3-5 years supervisory experience. High school diploma required, some college or vocational training preferred. Thorough knowledge of building maintenance techniques required. Must be familiar with EPA and OSHA regulations and Alaska labor laws. Must have computer skills including Excel, Word, Outlook, and ability to learn new computer applications and systems. Complete expertise with tools and equipment related to performing maintenance. Must have fundamental knowledge of accounts payable and receivable and general office equipment. Must be organized, motivated, and well mannered. | Description: | The Forman Trainee is a mid-level position with the specific goal of becoming Foreman with our company-provided and on-the-job training program. The Foreman is a team leader and coordinator for a small group of 3-5 maintenance technicians. This position will coordinate daily maintenance needs and preventive maintenance schedules for all apartment building systems under the direction and collaboration of the Property Manager. The successful candidate will possess working knowledge of apartment building systems including maintenance and repairs of those systems. Will interact with tenants, property management staff and subcontractors. |
| Required: | Applicant must possess verifiable relevant experience in the building maintenance field. Applicant must have excellent communication skills, and be highly dependable, motivated, organized, and have good time management skills. 40 hours per week, M-F plus On-Call rotation. |
